Martin Nicholson - Managing Director

Martin is a qualified Surveyor and Valuer having over 25 years involvement in commercial property with strong and particular expertise in the licensed and leisure industry, business valuations and in the residential investment market place - including HMO's. Martin has worked in the Residential world as a valuer and estate agent, worked in the commercial world and is highly experienced in the Licensed and Leisure market place. Martin is also a Partner in Mosaic Property Management and a Director of Abbeydale Sports Club in Sheffield. Martin has extensive experience of many business valuations and surveys, including chip shops, pubs, hotels and restaurants, but also business and property as diverse as Golf Clubs and even funeral directors. His ability to understand business valuations and income based property values has given him an invaluable knowledge in the Buy to let and Particularly the HMO marketplace, where like so many business's the valuation is ultimately based on not only the property alone, but also the income and profit generated from occupation of that property for the owner or the investor purchaser. Martin was a voluntary BBN assessor for the period 2009 to 2015. Martin also has longstanding property management experience in the residential and commercial sector and he bought ARLA to Sheffield in 1993. He has marketed many properties of all types over the years and was heavily involved in Managed houses to lease exercise's for Punch Taverns, Union Pub co ( now Marston's) and lettings and sales for the Enterprise Inns Plc group. He is a highly experienced rent review negotiator in the commercial sector and in tied and free of tie reviews / renewals in the licensed sector. He is knowledgeable of the development process and has often valued sites for residential development.

When not working Martin loves travel and planning for travel, good food, great company and walks in the countryside. He likes to steal the time every day to read the Times and enjoy a good coffee.

Roger Barnsley - Consultant

Martin Nicholson is assisted by Roger Barnsley, Roger has over 40 years experience as a Surveyor and valuer and has worked in the past for several firms in the north east before working for many years at Lambert Smith Hampton, in the estates department at Ladbrokes Betting Offices who at the time he was there also owned hotels and then worked for himself for many years before being in the Estates Department at Rydale Council.

Roger has immense experience and knowledge of the licensed and leisure sector and particularly the housing sector from his working experience in the north east and Rydale Council. He is also highly experienced with retail. Roger also has a huge amount of experience in insurance and insurance claims and schedules of condition and dilapidations and tends to handle this in conjunction with Martin Nicholson.

Angela Nicholson

Angela assists Martin and Roger. Angela has many years' experience in administration and has worked in the past for Mercedes Benz (at Tankersley, Sheffield), George S Hall who undertake facility management and repair of commercial property and also Clinical trials for Sheffield University, working with Western Park Hospital in Sheffield.

Angela helps with administration and viewings of property for sale or to Let.

Samantha Williams

Sam has worked with Martin since the year 2000 and is a highly competent administrator and his 'Girl Friday' and is experienced in most aspects of commercial and licensed property.

Sam undertakes a lot of the typing and report preparation. Before working with Martin, Sam was at Eurostar in London.
